Construction

ERP software for residential and commercial building projects

Track each building project’s budget, site cost, unit sales and buyer instalments by project, together with your accounting records, from groundbreaking to handover.

Cost builds up on site, revenue in the sales office

For developers building on their own land or under land-for-flats arrangements, cost builds up on site while revenue comes from the sales office. Sales start while construction is still under way, buyer payments are spread across down payments, instalments and promissory notes, and snagging and repair requests keep arriving after handover. When these records sit in separate files, the real profit of a project only becomes clear once it is closed.

In Factorbooks Autonomous ERP, every building project is opened as a project card. Site purchases, stock issues, payments and expenses are linked to project cost; apartment and shop sales and buyer collections are linked to project revenue. Pre-sales lead and opportunity tracking runs in CRM, and post-handover requests in Service and Support. Project Management is included in VECTRA and ABM packages.

Key benefits for building developers

  • Cost by project and phase

Each project or phase is opened on its own project card; materials, labour, services received and expenses are tracked next to the project budget.

  • One flow from sale to collection

The unit sales contract, down payment and instalment collections appear in the same buyer account and in project collections.

  • Notes, cheques and card payments

Buyer promissory notes and cheques are tracked by due date. Card payments are taken through Factorbooks Virtual POS and recorded as POS collections.

  • Site warehouse

The site is set up as a warehouse; goods receipt, warehouse transfers and stock counts show which material went to which project.

  • After-sales requests

Snagging and repair reports received after handover are recorded as service requests and tracked until they are closed.

  • Renting out unsold units

When unsold flats and shops are let, the lease contract, rent accruals and collections are tracked in Rent Management.
